How To Find Coastal San Diego County CA Properties

By Enid Hinton

A number of people dream, and fantasize living in the limelight of Hollywood, and other cities in southern California. There are also those whom prefer to live a more serene coastal lifestyle. For these individuals, a number of coastal San Diego County CA properties can often be found for sale or rent.

In most cases, rentals in this area are going to be more along the lines of vacation rentals. Unlike traditional year to multi-long year leases, these homes are generally rented out on a nightly, weekly, or monthly basis. Though, there are also the rare single family homes, condominiums, and assisted living centers which have been popping up in some areas along the coast.

In San Diego proper, cottages and apartments often rent for over $500 per month. Some vacation rentals would cost less per month than others in which the rent, lease, or mortgage payment run over $1,500. Of course, depending on where one desires to live, cost can be less or greater depending on a number of other factors. These include home values in the area, schools, shopping, transportation and other factors.

When looking at properties, it is important to know the size, style and price of the home desired. If older, individuals may want to look at a mobile home park directed toward seniors so that the landscape upkeep is not an issue. Whereas, those who are younger, love to do gardening, yard work and the like may want to opt for a single family home.

One of the most important things when buying a home is that the structure will remain in tact in case of earthquakes, mudslides, rockslides, severe thunderstorms, flooding or other so-called Acts of God. While Pacific hurricanes are rare, some do occur each year which have the ability to effect West Coast weather patterns, just to the extent of those seen in the South, or Northeast in the past.

When looking in this area, it is often good to avoid homes on hillsides, or those right up against the water. If not, then the chance of losing the home to a mudslide, rockslide, or flooding drastically increases. In addition, most often homeowners in these areas are not approved for damages due to incidents which have been recorded in history. As such, it can be a quite costly experience to purchase a home on a hillside, then lose everything to a slide.

All one has to do is look at the seaside homes in Galveston, Texas, or New Orleans, Louisiana to see the destruction hurricanes and floods can leave behind with relation to homes, personal belongings and families along with the public economic factor which has plagued each city since Hurricane Katrina, in 2005, and Hurricanes Ike & Rita more recently.

Better yet, opt to build or buy a design which guards against the threat of flooding from oceans, rivers and skies. While locating this type of design can be challenging, some builders seem to have achieved this goal over the years better than others. In some cases, a custom build may be necessary to provide this type of coverage against flooding and other water damage.
