While some life long residents of Colorado may be leaving the State, there is no shortage of people wishing to live in the area. As such, the hunt for Colorado vacant land for sale is on the rise. Whether in a city like Denver, or the more notable Ouray, Telluride and the rocky mountain range, individuals are swarming to the area because of new relaxed laws related to the legal growing, distribution and possession of cannabis sativa.

Also, depending on the location of the land, owners may or may not be allowed to have outdoor marijuana grows. Whether for personal or professional use in a dispensary or other location, local laws and ordinances often taken precedence over State and Federal laws, at least in the immediate vicinity. All growth, production and sale of marijuana is still illegal under Federal law. However, it appears that Colorado and Washington have made headway in proving the positives when it comes to legalizing cannabis for recreational use.

Colorado does host some of the most beautiful country in the United States. Some areas with a lot of vacant land. To find the best deal, it is advised to look in areas which have the most available open space. Whereas, when looking in areas like Denver and Boulder, lot prices are often going to be a great deal higher as much of the available space in those areas are quite competitive amongst both personal buyers and developers.

Seniors most likely would do well in areas like Ouray where life is slow. Whereas, the jet setters would be comfortable in and around Telluride and Mountain Village, known for festivals, skiing, and more recently, the movie stars which live in the area. Regardless of age, Ouray and Telluride offer some of the most scenic beauty in the State.

Thanks to the recent legalization of marijuana for personal use, finding affordable and desirable properties for sale anywhere in the State is going to be difficult. For, now sellers have the higher ground so to speak. As such, as vacant land is a much desired commodity among both personal and professional growers, values are currently on the rise.

This rise in real estate is both good and bad. Of course, even with the higher prices in most areas, it is expected values will only increase over the coming years. So, while prices may be a bit higher than desired, it may just be the best time to purchase a slice of, what many residents and visitors alike, feel is as close to heaven as one can get while on earth.

Before purchasing anything, it is important to view the property and assure that there are no limitations with regards to use before providing a deposit or finalizing a deal. If so, then it might be best to look further as local building codes and ordinances can often be used to impound a home or property found in violation.

When planning on building a custom home, installing a pre-fabricated or mobile home, or building or moving a tiny house onto the property, it is essential to check local building codes and ordinances. In many areas, any home off wheels is considered a fixed structure. If not, and a notice is sent, received and ignored, then the State often has the right of eminent domain to take the property along with any and all structures residing on same.
